1. Property and Seller Details
These General Booking Terms and Conditions govern bookings and stays at Podere Le Marene – Country House, a commercial name registered with the Municipality of Baschi.
The property is managed and marketed by Casa Tartara S.r.l., with registered office at Vocabolo Salviano SNC, 05023 Baschi (TR), Italy, VAT No. 01702100551.

2. Scope of the Booking
These Terms govern bookings for stays at Podere Le Marene – Country House.
A booking covers accommodation in one of the property’s rooms for the selected dates, according to the rate plan chosen at the time of booking. Depending on the selected option, the stay may include:
- bed and breakfast (B&B);
- half board;
- any additional services expressly specified at the time of booking.
Room descriptions, facilities, rates and included services are shown on the official website and on the relevant booking channels.
The property reserves the right to make non-substantial changes to the services offered, provided that equivalent standards are maintained.
3. Rates, Taxes and Extras
The applicable rates are those shown at the time of booking on the official website or on the relevant booking channel.
Rates are quoted per room, per night, unless otherwise stated, and may vary according to the season, room category and rate plan selected.
Any services or items not included in the booking will be charged separately and settled at the end of the stay.
The property reserves the right to apply a charge for certain ancillary services, such as filtered drinking water or similar services. The applicable amount will be communicated at the property.
Any local taxes or duties, where applicable under current legislation, shall be payable by the guest.
4. Booking Confirmation, Deposit and Guarantees
Bookings made through the official website may be offered under two different rate types:
- Flexible rate: cancellation without penalty is permitted within the time limits stated at the time of booking. Immediate payment may not be required, unless otherwise specified;
- Non-refundable rate: full prepayment is required and no refund is due in the event of cancellation, modification, no-show or early departure.
For bookings made directly with the property, confirmation is subject to payment of a confirmatory deposit, generally ranging from 30% to 50% of the total stay amount, unless otherwise agreed.
The deposit may be paid by bank transfer or through electronic payment methods. Online bookings made through the website are processed via secure payment platforms.
The property reserves the right to request a credit card pre-authorisation as a guarantee for the stay, particularly for bookings with pets, group bookings or any other circumstances deemed appropriate by the property.
A booking shall be considered confirmed only once the required deposit has been received or, where applicable, once the credit card guarantee has been provided.
The property also reserves the right to cancel or amend bookings made as a result of manifest and recognisable errors relating to price, availability, room type or other essential elements of the offer, by informing the guest promptly and, where possible, proposing an alternative solution or refunding any amount already paid.
Should the property, for reasons not attributable to the guest and arising after the booking has been confirmed, be unable to honour the booked stay, it reserves the right to offer accommodation of an equivalent standard or, failing that, to refund any sums already paid, without any further liability except where otherwise required by mandatory applicable law.
5. Payment of the Balance
Unless otherwise agreed, the balance of the stay is payable at the property at the end of the stay.
The property reserves the right to request full or partial prepayment in specific circumstances, including, by way of example, group bookings, high-season stays or other particular cases.
Any additional services or extras enjoyed during the stay, including drinks, beverages or other consumptions, shall be charged and settled at the end of the stay.
6. Cancellations, No-Shows and Early Departures
Cancellation conditions vary according to the rate type selected at the time of booking and are those communicated to the guest before the booking is confirmed.
- Flexible rate: cancellation without penalty is permitted within the time limits stated at the time of booking. In the event of cancellation after that deadline, no-show or early departure, the property reserves the right to charge all or part of the total stay amount;
- Non-refundable rate: no refund is due in the event of cancellation, modification, no-show or early departure.
For bookings secured by a confirmatory deposit, pursuant to Article 1385 of the Italian Civil Code, the deposit shall be retained by the property in the event of cancellation by the guest. The property reserves the right to claim compensation for any further damage suffered.
Any change to a booking is subject to availability and may result in a rate adjustment.
7. Check-in, Check-out, Identification and Minors
Check-in is available from 2:30 pm to 8:00 pm, unless otherwise agreed with the property.
Check-out is by 10:30 am, unless otherwise agreed with the property.
Guests are required to communicate their estimated arrival time in advance.
Any request to arrive outside the standard check-in hours must be agreed with the property sufficiently in advance. In the absence of prior agreement, check-in outside the stated hours cannot be guaranteed.
Upon arrival, guests may be required to present a valid form of identification for legal registration purposes. The booking must be made in the name of at least one of the guests staying at the property and present at check-in.
The property normally welcomes guests aged 14 and over. Stays involving children under the age of 14 may only be accepted subject to the property’s prior express agreement at the time of booking or confirmation of the stay.
8. Dining and Dietary Requirements
Dining at Podere Le Marene is based on a set menu, shaped around seasonal produce and the organisation of the kitchen. Where possible, the menu may be agreed with guests before arrival.
Any allergies, intolerances or dietary requirements must be communicated at the time of booking or sufficiently in advance of arrival. If such information is not provided in advance, the property cannot guarantee that the menu can be adapted.
The property takes great care in accommodating dietary requirements communicated in advance. However, as the kitchen operates as a single shared working environment, it is not possible to guarantee the total absence of contact between different ingredients, particularly in cases of severe allergies or coeliac disease.
Guests with severe allergies or specific medical dietary requirements are therefore asked to carefully consider whether the service is suitable for their needs.
Menu changes not related to specific dietary requirements cannot be guaranteed.
9. Pets
Pets are accepted only in selected dedicated rooms, identified on the website as “Dolce Raccolto” (Room No. 3) and “Tra i Filari” (Room No. 4), unless otherwise agreed with the property.
Guests travelling with pets are required to:
- respect the property, furnishings and other guests;
- not leave pets unattended in the rooms;
- use their own covers or protective items, where necessary, to protect furniture and surfaces.
Guests are liable for any damage caused by their pets to the property or to third parties.
The property reserves the right to request a credit card as a guarantee and to carry out a pre-authorisation to cover any potential damage.
10. Liability, Damage, Non-Smoking Policy and Force Majeure
Guests are required to use the property, furnishings, equipment and outdoor areas with due care. Any damage caused shall be charged to the responsible guest.
The property shall not be liable for the loss, theft or damage of personal belongings left unattended inside the property or in outdoor areas.
Podere Le Marene is a non-smoking property. Smoking is not permitted inside the rooms or in any indoor common areas.
Smoking is permitted only in the outdoor areas, with due respect for other guests, the property and normal standards of care, and in any case without causing disturbance or discomfort to others.
The property reserves the right to charge any extraordinary cleaning, restoration or sanitising costs made necessary by a breach of the non-smoking policy or by conduct contrary to the above.
The property shall not be liable for disruptions or interruptions caused by circumstances beyond its reasonable control, including, by way of example, interruptions to electricity, water, internet connection or other services.
In the event of force majeure or unforeseeable circumstances not attributable to the property, the property reserves the right to amend or, where necessary, cancel the booking, offering alternative solutions where possible.
11. Personal Data and Video Surveillance
Guests’ personal data are processed in accordance with applicable data protection laws.

The property is equipped with video surveillance systems for the safety and protection of people and property. Images are processed in accordance with applicable laws and retained only for the time strictly necessary.
12. Acceptance of Terms and Jurisdiction
By making a booking, the guest fully accepts these General Booking Terms and Conditions.
For any matter not expressly covered by these Terms, Italian law shall apply.
Any dispute shall fall under the jurisdiction of the Court of Terni, without prejudice to any mandatory consumer protection provisions under applicable law.
